What drives the price
Material and roof size are the two biggest factors, but slope, the number of roof planes and site access also move the final price. A steep or complex roofline costs more to work on than a simple, low-slope roof of the same size — more valleys and dormers means more time on the tear-off, more cutting and more waste. Access matters as much as the roof itself: a second storey, a narrow side yard, or nowhere to put a disposal bin close to the house all add handling time at every stage. The last variable is the deck underneath, and nobody knows that one until the old material is off. A quote should say in advance what replacing sheathing costs per sheet, so a soft patch found on tear-off day is a known number rather than a conversation held on the roof.
Repair pricing
