- Do I need a permit to re-roof in Ladysmith?
- It depends which of four jurisdictions you're in. The Town of Ladysmith requires a permit for a re-roof — roofing isn't on its bylaw's exemption list. North Cowichan, which covers Chemainus, and RDN Area A, which covers Cedar, both exempt a straightforward re-roof unless structural work or an insulation upgrade is involved. For Saltair the CVRD publishes no roofing-specific exemption, so we confirm it with CVRD Building Inspection before we start.
- How often should my roof be inspected?
- We recommend inspecting your roof twice a year in spring and fall, plus after any major storm.
- What's the difference between asphalt and metal roofing?
- We install asphalt shingles that last 15 to 30 years and cover the widest slope range under the BC Building Code. We install metal roofing that lasts 40 to 70 years with no maximum slope limit under the BC Building Code.

- Can you match my existing shingle colour?
- In most cases, yes — we bring samples on the first visit so you can match your existing colour or change it before we order material.
- What causes moss on Island roofs?
- Wet Island winters and shaded roof sections cause moss growth on local roofs. We clear moss during your spring and fall inspections to keep growth under control.
- Are your roofers licensed in BC?
- British Columbia issues no provincial trade licence for roofers. We carry $2 million in liability insurance and WorkSafeBC coverage on every job, and we explain which permit applies to your address.
- Do you clean up the site after a roof replacement?
- Yes. We haul away the old roofing material, magnet-sweep the yard for nails and staples, and do a full site clean-up before we leave. The bin goes when the crew does.
- How do you clean moss off a roof safely?
- We apply a low-pressure rinse with a diluted bleach solution to clean asphalt shingles safely. We never pressure-wash asphalt roofs because high pressure strips protective granules off the shingles.
- How much roof ventilation does a home need?
- The BC Building Code sets a minimum vent area of 1/300 of the insulated ceiling area for a standard-slope roof, or 1/150 for a low-slope roof. Under-vented attics trap moisture year-round beneath the roof deck.
- What's the difference between architectural and premium shingles?
- We install 3-tab shingles around $4 per square foot, architectural around $6, and premium options around $9. Higher shingle grades are thicker and hold colour longer, while all grades meet BC Building Code standards.
