North Cowichan, which covers Chemainus, and RDN Area A, which covers Cedar, both exempt a straightforward re-roof unless structural work or an insulation upgrade is involved. For Saltair the CVRD publishes no roofing-specific exemption, so we confirm it with CVRD Building Inspection before we start. We pull whatever permit applies.

- Twice a year, in spring and fall, plus after any major storm — the standard maintenance interval published by the Roofing Contractors Association of BC.
- What's the difference between asphalt and metal roofing?
- Asphalt shingle roofs typically last 15 to 30 years and work on the widest range of slopes under the BC Building Code. Metal roofing costs more upfront, but it lasts 40 to 70 years and has no maximum slope — that's why you'll see it on the Island's steeper roof lines.

- How do you clean moss off a roof safely?
- We use a low-pressure rinse with a diluted bleach-and-water solution, following the Asphalt Roofing Manufacturers Association's cleaning guidance. We never pressure-wash an asphalt roof — the force strips the protective granules off the shingles and shortens the roof's life.
- How much roof ventilation does a home need?
- The BC Building Code sets a minimum vent area of 1/300 of the insulated ceiling area for a standard-slope roof, or 1/150 for a low-slope roof. An attic that doesn't hit that minimum traps moisture year-round, and the deck usually starts failing from underneath long before any staining or sagging becomes visible from inside the house.
- What's the difference between architectural and premium shingles?
- Asphalt shingles come in three grades — 3-tab runs around $4 per square foot, architectural around $6, and premium or luxury shingles around $9. The higher grades are thicker, carry a longer warranty, and hold their colour longer, but all three meet the same BC Building Code standard.
- Do you offer any warranty on the work?
- Yes — every job includes a written workmanship warranty, on top of whatever warranty comes with the shingles or metal panels themselves. We'll go over both before you sign off on a quote.
