What's involved in an asphalt roof replacement
We tear off the old shingles down to the deck, check the sheathing for damage, and install new underlay and shingles to the slope and eave-protection standards set out in the BC Building Code. Eave protection runs from the roof edge to at least 300mm past the inside face of the exterior wall, and asphalt shingles need a minimum slope of 1-in-3 under the standard method, or 1-in-6 with the low-slope method.
When to replace instead of repair
A full asphalt replacement makes sense when shingles are cupping, cracking or losing granules across large areas, when the underlay has failed, or when repeated repairs aren't holding. On the Island's wet winters, water finds its way through worn shingles quickly, so a roof nearing the end of its expected life is worth replacing before a leak causes damage underneath. Asphalt shingles come in three grades — 3-tab, architectural and premium — and the grade you choose changes both the price and the look of the finished roof.
