What a roof inspection covers

We check your attic ventilation to ensure it meets the BC Building Code minimum ratio of 1/300 of the insulated ceiling area.

What we photograph and why

During every roof inspection, we take clear, high-resolution photographs of key structural points so you can see the exact condition of your roof without climbing a ladder. We capture detailed photos of metal flashing around chimneys, skylights, dormers, and vent stacks to show whether seals are holding or rusting out. We document moss coverage on shaded slopes, heavy needle accumulation in valleys, and granule loss on aging shingles.

We also photograph the attic side of the roof deck where accessible, highlighting any water staining, damp sheathing, or blocked intake vents. If we spot sagging gutters, damaged fascia boards, or cracked plumbing boots, we record those images as well. We attach these photos directly to your written inspection report alongside our notes and recommendations.
