What a roof inspection covers

We also check the attic side of the roof for adequate ventilation — the BC Building Code sets a minimum vent area relative to the insulated ceiling below, and a roof that's under-vented traps moisture that can rot the deck from the inside before any sign of it shows up outside.

Spring and fall checks

The Roofing Contractors Association of BC recommends inspections at least twice a year, in the spring and the fall. A fall check catches summer wear before winter rain arrives, and a spring check catches anything winter storms left behind. Between visits, keep an eye on your gutters — a downspout that's blocked with moss or needles backs water up under the lowest course of shingles, which is one of the more common causes of a slow leak we get called out for.
